Abbots Green
Woolpit, Suffolk
A single place for Abbots Green residents to follow estate matters, report issues, access documents and stay informed as we prepare for resident-led management.
Getting in
This proves a household, not a person. No password, no document, and no proof of ownership is asked for. A director-issued invitation is the normal route once directors are appointed; until then this uses the estate's seeded noticeboard and QR codes.
About
Estate Manager is a resident portal built for Abbots Green as part of the Resident Control Programme — the evidence-gathering and readiness work that residents have authorised ahead of a possible future move away from Gateway toward resident self-management. It gives every household a single, household-isolated place to see estate status, report issues, read published documents and follow programme progress.
No final transfer decision has been taken.
Only your own household's properties ever appear here. Nothing about any other household on the estate is reachable from this account.

Estate Manager never holds estate funds and never controls banking.
Current charges are being compiled from Gateway-provided evidence and are not yet published here.
A shadow budget is modelled for comparison only — it has no live financial effect.
This comparison is planning and due-diligence only. Estimated savings are not guaranteed.
Digital access to your estate's documents is free — no charge is ever made for routine digital information.

Residents have authorised planning, building and due diligence for a route away from Gateway toward resident self-management. No final transfer decision has been taken.
No. Claiming a property is self-declared and starts unverified. Management scope and financial liability both start Unknown until a director evidences them.
No charge is ever made for routine digital information, including document access and issue reporting.
A separate, formal resident vote is required before any management transfer. This portal supports evidence-gathering and readiness only.
Key dates will appear here as they are confirmed through the Resident Control Programme.
Director only
Internal mandate-tracking for the Gateway/BDW takeover programme. Nothing shown here implies that Gateway's role has ended, that control of the estate has passed to residents, that any BDW obligation is resolved, or that a final vote has taken place.
An active director session with a satisfied second factor is required to view Takeover Command. Sign in as a director to continue.

CONTROL TRANSFER ≠ ASSET ACCEPTANCE. Obligations remain visible here regardless of any future control transfer.
Asset acceptance requires a completed asset comparison (approved design vs as-built vs current condition) — enforced in code, not just in this view.

A defect cannot enter resident costs until cost responsibility is classified. A defect stays OPEN until every remedy action is CLOSED with evidenced closure.

No item is authoritative until it is ACCEPTED INTO ESTATE RECORD.

Blocking external parties and deadlines — legal, surveyor, developer response, third-party contractor, regulator, insurance, lender.

Missing evidence stays GREY — it is never promoted to a pass/fail fact, and never read as implying compliance. No single opaque percentage: this is always a per-domain breakdown.

A standard operating procedure is an internal working procedure. Activating one says only that the procedure is live — never that Gateway's role has ended, that control of the estate has passed, or that any final vote has taken place. Execution is fail-closed: a step that requires evidence cannot be marked complete without an evidence reference.
Seeded procedure steps are a default control skeleton, not authored procedure content, until a director defines them.

Governance shadow — planning and due diligence only. No governance state is inferred from address alone. Resident control is not activated; no final vote has taken place.

Finance shadow — no bank control, no payment execution. Savings are not guaranteed. Resident charges require TP1/legal evidence before any liability is binding.

Asset acceptance does not constitute control transfer. Transfer readiness requires full evidence chain. No asset accepted as READY without explicit evidence.

Compliance items are modelled in shadow only. No live control changes. Recording a contract does not constitute acceptance of any obligation.
